We keep the information on this site as accurate as we can, but details such as local opening times, transport and beach facilities change. Please confirm anything that matters to your plans directly with the operator concerned.

Photographs, text and design on this site belong to Wittering Sands and may not be reused without permission.
Your booking
- A booking is confirmed only when we confirm it in writing.
- Rates, deposit, payment schedule and cancellation terms are those shown when you book on our direct booking page or on the platform you book through, and they form part of your contract with us.
- Because bookings are for accommodation on specific dates, the 14-day cancellation period under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 does not apply.
- The minimum stay is 2 nights. Some dates may require longer, and the booking calendar shows the minimum for your dates. We do not take one-night stays.
- Bookings need at least 48 hours' notice.
Guests
- The house is let on an exclusive-use, whole-house basis and sleeps up to 9 guests, including children. No extra guests beyond 9 are allowed, and the number staying must not exceed the number agreed at booking.
- Children of all ages are welcome, babies and toddlers included, and a travel cot and highchair are available on request, so just ask when you book.
- Up to two well-behaved dogs are welcome, with no extra pet fee. Please keep them off the beds and sofas.
House rules
- No smoking anywhere in the house.
- No parties or events.
- Check-in is from 4pm and check-out is by 10am. Earlier arrival or later departure is only possible if agreed with us in advance, depending on the bookings either side.
- Guests are responsible for any damage or loss caused during their stay.
Safety and liability
Use of the house, garden, shoreline, kayak and any equipment is at guests' own risk. The tidal water at Sandy Point is fast-moving, so please supervise children and non-swimmers.
Nothing in these terms limits or excludes any liability that cannot be limited or excluded by law, including your rights under the Consumer Rights Act 2015.
Law
These terms are governed by the law of England and Wales.
